During the tenancy our managment will include:
- Collection of rent and payment in to landlords nominated bank account after deduction of fees and maintenance invoices
- Inspect the property every 3 months to ensure your property is being well maintained and produce relevant inspection report and confirm whether any disrepair has occurred which requires attention and not already informed by the tenant
- Monitor rental income payments on a regular basis and respond swiftly to any late payment
- Respond to any statutory authority as required according to law
- Arrange for running repairs and maintenance to be undertaken to protect and safeguard your property
- Organise Annual Gas Safety Inspection with a Gas Safe registered engineer to keep property safe and up to standard
- Arrange final tenancy inspection on termination with full negotiation deposit to be returned subject to any deductions in the unlikely event of damage or disrepair over and above fair wear and tear considerations. (In the event that return of deposit amount is not agreed between landlord and tenant and after appropriate discussions failing such an agreement, then the matter and the amount in dispute would be referred to the relevant Dispute Service)
- Organise any cleaning or repairs by agreement with the landlord between tenancies
- Continual market and property assessment to ensure your property remains competitive in the market
- Arrange for re-letting of the property and re-marketing
